Mitsubishi Estate Co Ltd has expanded into the Philippines through its partnership with a local developer, ArthaLand Corporation, on the Savya Financial Centre North Tower project.

\n\n

Located in Arca South in Metro Manila, the building will have 14 storeys on a site area of approximately 6,000 sq m. Excavation works on the project started in January 2019, with construction slated for completion in 2021.

\n\n

The total floor area of the entire development - comprising both North and South Tower - is about 60,000 sq m, with the North Tower covering 30,000 sq m. The construction of the South Tower is planned to begin in 2020 and it is scheduled for completion in 2022.

\n\n

Mitsubishi Estate will acquire a 40% stake in the Savya Financial Centre North Tower project - the upper limit based on restrictions on foreign investment in the Philippines’ real estate industry.

\n\n

The development of Arca South has been underway since 2012, which will feature a 74-ha large-scale project including offices, residential housing and commercial facilities. In addition, a large bus terminal and a new subway station will be established in the future according to priority initiatives for infrastructure improvement being undertaken by the government.

Mapletree Investments has unveiled the design of its Grade A office twin towers in Ho Chi Minh City (HCMC), Vietnam. Named ‘V Plaza’, the project is being developed in a joint venture with Saigon Co.op Investment Development JSC (SCID).

\n\n

When completed in 2023, V Plaza is expected to be the largest office complex in District 7 of HCMC, offering 66,000 sq m net lettable area (NLA) of office space. It aims to meet the demands of local and international businesses in e-commerce/IT, banking and financial services and manufacturing.

\n\n

At the same time, Mapletree has opened its first service apartment in Vietnam, Oakwood Residence Saigon, which is also located in HCMC’s District 7.

\n\n

Together with the existing SC VivoCity, Mapletree Business Centre, RichLane Residences and Oakwood Residence Saigon, the new V Plaza will complement Mapletree’s 4.4-ha integrated development, Saigon South Place.

\n\n

“Having successfully transformed the HarbourFront and Alexandra precincts in Singapore, Mapletree brought its expertise to Ho Chi Minh City and created a ‘Work, Live and Play’ environment at Saigon South Place. Our flagship properties in Singapore are well-received and we target to deliver a very good set of results in Vietnam,” said Edmund Cheng, chairman of Mapletree.

\n\n

“Saigon South Place, which started out as a greenfield project has injected vibrancy to today’s District 7. We are confident that Saigon South Place will be a highly sought-after destination because of its proximity to the Central Business District, many international schools, industrial zones as well as the Saigon Exhibition and Convention Centre, providing a one-stop convenience to those living and working nearby,” added Mr Cheng.

Diep Dung, chairman of SCID commented, “On March 16 seven years ago, SCID and Mapletree celebrated the groundbreaking of SC VivoCity. SC VivoCity attracted occupancy of above 95% in its third year of operation in 2018 and footfall at the shopping mall also increased annually. We look forward to scaling greater heights with Mapletree upon the completion of V Plaza.”

Since entering Vietnam in 2005, Mapletree is committed to growing its footprint in the country. The company said it will continue to transform more precincts, develop flagship properties and be on the lookout to acquire operating assets that are in line with its strategy. At present, Mapletree owns and manages more than US$1.09 billion of assets in Vietnam.

Designs for the new headquarters of the Goldsun Group in Taipei, Taiwan, have been revealed by Foster + Partners. Part of the Nangang urban regeneration project, it seeks to introduce a new mixed-use development to the area by replacing the existing Goldsun factory with a mid-rise building.

\n\n

The complex, which contains office spaces alongside residential and retail areas, features a central courtyard as well as skygardens located on various levels throughout the complex – which encourage naturally daylit and ventilated spaces throughout the buildings. With rooftop photovoltaic panels and other sustainable measures, the project targets a LEED Gold rating.

\n\n

The building blocks are supported by six cores that combine structure and services. These glazed ‘floating volumes’ are suspended between each of the solid cores using steel mega-trusses that form a solid structural system, creating flexible, large-span floorplates.

Surbana Jurong (SJ), one of the largest Asia-based urban and infrastructure consulting firms, recently held the groundbreaking ceremony for its new campus in Singapore, which will also house its global headquarters. Located at Jurong Innovation District (JID), it can accommodate up to 4,000 employees and is expected to be completed by 2021.

Named Surbana Jurong Campus, the new 68,915 sq m development will support SJ’s rapid growth by facilitating stronger teamwork and knowledge sharing among its local and global talents. It will also serve as the nerve centre for research and development of innovation for the built environment, as SJ transitions to applied research to create and bring practical and viable solutions to the industry and community.

Designed by Safdie Surbana Jurong, a collaboration between Safdie Architects and Surbana Jurong established in 2017, the Campus features a sustainable, people-centric and future-ready workplace. Created by renowned architect Moshe Safdie, the design of the new headquarters embodies the character of Singapore as the Garden City by integrating the structure harmoniously with the natural landscape.

According to SJ, the Campus is situated on a previously undeveloped greenfield site and it will push the boundaries of sustainable design in both construction and operation. Its multi-disciplinary team of experts will undertake the entire development from start to end. This encompasses consultancy solutions from project funding, architecture and landscaping, engineering, workplace strategy, cost and project management, through to integrated facilities management and security services.

\r\n

SJ added that Early Contractor Involvement approach has been adopted, where contractors are engaged early during the design stage to facilitate the integration of design and construction process. Main contractor appointed on the project is Boustead Singapore.

\r\n\r\n

Digitalisation and sustainability \r\n

\r\n

Construction of Surbana Jurong Campus will embrace the use of digital technologies to scale up productivity and efficiency, and is well aligned with Singapore’s push to transform the built environment sector, explained SJ. The project intends to demonstrate the firm’s leadership in leveraging Building Information Modelling (BIM) and extending it to a comprehensive Integrated Digital Delivery (IDD).

\r\n

In addition, SJ will apply its proprietary solutions such as BIM:FM technology to the facilities management process, in order to increase productivity and achieve cost savings for long-term building maintenance and operational cycle. The construction will also utilise the Design for Manufacturing and Assembly (DfMA) method with the use of precast materials, a signature competency of SJ utilised in its affordable housing projects.

The groundbreaking ceremony for Surbana Jurong Campus was held on 18 January 2019.\r\n

\r\n

To drive innovation, the Campus will be a living lab with dedicated spaces for research and test-bedding of new ideas, including test-bedding future-ready solutions developed by the SJ-NTU Corporate Lab, a joint corporate laboratory set up by SJ, Nanyang Technological University, Singapore (NTU) and the National Research Foundation Singapore.

\r\n

The Campus is designed to meet Singapore’s Building and Construction Authority’s (BCA) Green Mark Platinum Certification for Super Low Energy Building. It utilises solar photovoltaic technology that aims to yield around 340 MWH of renewable energy annually, and integrates features such as rain gardens and bio-swale to enhance water sustenance. It also boasts many other green technologies, including smart lighting control, underfloor air-distribution system, and predictive smart building control systems such as live energy and water management dashboards.

Tailored funding solution\r\n

\r\n

SJ chose a ‘develop and lease’ model to fund the development of the Campus. It is being developed by Surbana Jurong Capital, the investment arm of SJ, which secured 100% funding for the development of the property and subsequent lease agreement for the entire land lease tenure from M&G Real Estate, one of the world’s leading financial solutions providers for real estate investors. This arrangement is said to have provided SJ with a compelling, long-term and cost-effective solution in developing the property for its use.

\r\n
